Summary

We scanned the 50 most-reviewed real estate agencies and agents in Denver, Colorado across three major AI models: ChatGPT, Gemini, and Claude. The objective was to see how many established, successful agents are actually being recommended by AI when homebuyers ask for suggestions.

The results expose a striking vulnerability for local real estate teams: high review counts and strong Google Local SEO do not translate to AI visibility.

92%

2/100
Average visibility score
100%
Model disagreement rate

A staggering 92% of the top agents scanned are completely absent from AI recommendations. Gemini was completely blind to this cohort, making zero mentions across all tests. Even the most visible practices had low overall scores, indicating that AI’s grasp on the Denver real estate market is highly fragmented.

Methodology

This report is based on structured AI visibility scans conducted in March 2026.

  • Sample: 50 high-review real estate agencies and teams in Denver, Colorado
  • Algorithms tested: ChatGPT, Gemini, and Claude
  • Prompts: natural-language questions about Denver realtors (see below), with no prompt manipulation
  • Scoring: each practice received a visibility score (0-100) based on appearance frequency, mention quality, and cross-model consistency
Important: AI responses change over time as models are updated. A practice visible today may not be visible next month, emphasizing the need for ongoing monitoring.

Sample Questions We Asked AI

We used straightforward, natural-language prompts that mirror how incoming residents and homebuyers ask AI for recommendations.

Can you recommend the best real estate agents in or near Denver, Colorado? Who are the top agents or teams in this area and what makes them stand out? Please include company names and websites.

I'm looking to buy a home in Denver, Colorado and need a real estate agent. Who should I consider? I want to compare experience, reviews, and specializations.

Who are the best real estate companies and agents serving the greater Denver area? I want to see all the top options across the metro. Please include company names and websites.

Overall Visibility Findings

Reviews Do Not Equal Recommendations

Perhaps the most surprising finding in the Denver real estate space is the complete disconnect between traditional reputation metrics and AI recommendations.

Atlas Real Estate (1,873 reviews), Ed Prather Real Estate (915 reviews), and Thrive Real Estate Group (873 reviews) are among the most heavily reviewed brokerages in Denver. Yet, all three received a visibility score of 0. They were not mentioned by a single AI model in any test.

Appearance Rate by Model Count

Appeared in 0 models46 mentions
Appeared in 1 model4 mentions
Appeared in 2 models0 mentions
Appeared in 3 models0 mentions

46 out of 50 practices (92%) did not appear in any AI model's recommendations. Zero practices managed to achieve visibility across all three platforms.

Model Disagreement & Blind Spots

The AI landscape for Denver real estate is highly polarized. We recorded a 100% disagreement rate among the tools.

  • Claude was the most active referrer to our top-50 cohort, surfacing 3 specific agents (including Kentwood and milehimodern agents).
  • ChatGPT favored a completely different agent (Juan Munoz).
  • Gemini is entirely blind to this cohort, returning broad generic advice or failing to recommend specific local practices entirely.

Example: “Best real estate agents in Denver”

ChatGPT: Juan Munoz, Realtor - Your Castle Real Estate

Gemini: (no specific practices named)

Claude: Denver Real Estate Moguls, Kentwood Real Estate City Properties, Olivia Kunevicius, Denver Realtor at milehimodern

Competitive Density

Even though our specific cohort of 50 agents had low visibility, AI forms massive biases toward massive brands. Across all our scans, the models repeatedly recommended 61 unique competitors, but heavily skewed toward national brands and dominant regional firms.

Most Frequently Recommended Competitors

Re/max Alliance167 mentions
The Denver Home Team150 mentions
Coldwell Banker Realty150 mentions
Keller Williams Realty139 mentions
The Kentwood Company100 mentions

*Note: AI models often recommend parent brokerages (like RE/MAX or Coldwell Banker) rather than the individual agents or teams operating underneath them.

AI’s Narrow Lens

There are an estimated 15,000 licensed real estate agents and REALTORS® in the Denver metro (via DMAR). Across all AI responses in this study, the models collectively surfaced just 61 unique names.

Real market (Agents)15,000
AI’s total awareness61 (0.4%)

AI models are effectively blind to 99% of the real estate market. Discoverability in AI search engines is a zero-sum game with extremely limited slots, heavily favoring massive national brokerages over bespoke local teams.

What This Means for Denver Agents

AI dramatically compresses local discovery into a handful of recommendations. This is a massive structural shift from traditional search.

  • The "Local Search" playbook isn't enough. Hundreds of five-star reviews on Google do not automatically make you visible to AI models recommending agents to new residents.
  • Heavy bias toward broad entities. AI tends to recommend parent brokerages ("Keller Williams," "Coldwell Banker") rather than your specific team, costing you direct leads.
  • Discovery is drastically compressed. If you aren't among the ~60 names AI cycles through, you are entirely cut out of the AI discovery loop.

See Your Own Visibility

This report provides aggregate data about the Denver real estate market. Your individual team's results may differ.

  • Are you being overshadowed by your parent brokerage?
  • You may be visible on Claude but invisible on ChatGPT.
  • What features exactly is AI highlighting about your competitors?

The only way to know is to scan your own brand.

Frequently Asked Questions

How often do AI recommendations for real estate agents change?
AI recommendations can change with every model update. A brokerage visible today may not be visible next month, which is why ongoing monitoring is essential.
Does being invisible to AI mean my local SEO is bad?
No. AI visibility and SEO are different systems. A team can rank #1 on Google Local and still not appear in AI recommendations. In fact, many highly reviewed agents in Denver were completely invisible to AI models.
Why do ChatGPT, Gemini, and Claude recommend different Realtors?
Each AI model is trained on different data at different times. They each have a different picture of which real estate agencies exist and which are worth recommending. There is no single 'AI ranking.'
Is this report a ranking of the best Denver real estate agents?
No. This report measures AI visibility, not quality of service. A high visibility score means AI models are aware of and recommend an agent. It does not imply endorsement or superior sales performance.
How were the agencies in this study selected?
Agencies and agents were identified through structured queries to the Google Places API for real estate professionals in Denver, CO. Results were deduplicated, validated, and filtered to include the 50 most-reviewed active practices.
