The overwhelming majority of Austin real estate agents are entirely absent from AI recommendations. Only 2 of 50 agents appeared consistently across all three models, both affiliated with the same national franchise. Each model painted a different picture of the market, with Gemini failing to recognize any of our top-50 agents independently.

The highest-reviewed real estate firm in our sample, Bramlett Partners with 1,271 Google reviews, scored a 0 across every AI model tested. Meanwhile, a firm with fewer than half the reviews scored 92.

Methodology

This study is based on structured AI visibility scans conducted in March 2026.

  • Sample: 50 real estate agents and firms in Austin, Texas (top 50 by Google review count)
  • Sourcing: agents identified via Google Places API, deduplicated by domain and confirmed for active web presence
  • Models tested: ChatGPT, Gemini, and Claude
  • Prompts: natural-language questions about Austin real estate agents (see below), with no prompt engineering or specialty modifiers
  • Scoring: each agent received a visibility score (0-100) based on appearance frequency, mention quality, and cross-model consistency

The Questions We Asked AI

We crafted everyday questions that mirror how real homebuyers and sellers ask AI for agent recommendations. No optimized phrasing. No loaded questions.

I’m looking to buy a home in Austin, Texas and need a real estate agent. Who should I consider? I want to compare experience, reviews, and specializations.

Who are the best real estate companies and agents serving the greater Austin area? I want to see all the top options across the metro. Please include company names and websites.

Every prompt was sent to all three AI models word-for-word. Responses were analyzed for specific agent mentions, firm names, and recommendation context.

ChatGPT surfaced more than twice as many Austin agents as Gemini. The AI platform a homebuyer uses directly shapes which agents they discover.

Competitive Density

Across all responses, we identified 40 unique agents and firms mentioned by at least one AI model. Yet AI heavily concentrates its recommendations on a handful of well-known national brands.

According to the Austin Board of Realtors, there are approximately 12,000 licensed real estate agents in the Austin metro area. Across all 450 AI responses in this study, the models collectively referenced just 40 unique agent or firm names.
