Executive Summary
We tested 50 real estate agents and brokerages in Austin, Texas across three leading AI platforms: ChatGPT, Gemini, and Claude. The findings expose a stark disconnect between online reputation and AI awareness.
The overwhelming majority of Austin real estate agents are entirely absent from AI recommendations. Only 2 of 50 agents appeared consistently across all three models, both affiliated with the same national franchise. Each model painted a different picture of the market, with Gemini failing to recognize any of our top-50 agents independently.

Check your visibility →Methodology
This study is based on structured AI visibility scans conducted in March 2026.
- Sample: 50 real estate agents and firms in Austin, Texas (top 50 by Google review count)
- Sourcing: agents identified via Google Places API, deduplicated by domain and confirmed for active web presence
- Models tested: ChatGPT, Gemini, and Claude
- Prompts: natural-language questions about Austin real estate agents (see below), with no prompt engineering or specialty modifiers
- Scoring: each agent received a visibility score (0-100) based on appearance frequency, mention quality, and cross-model consistency
The Questions We Asked AI
We crafted everyday questions that mirror how real homebuyers and sellers ask AI for agent recommendations. No optimized phrasing. No loaded questions.
“Can you recommend the best real estate agents in or near Austin, Texas? Who are the top agents or teams in this area and what makes them stand out? Please include company names and websites.”
“I’m looking to buy a home in Austin, Texas and need a real estate agent. Who should I consider? I want to compare experience, reviews, and specializations.”
“Who are the best real estate companies and agents serving the greater Austin area? I want to see all the top options across the metro. Please include company names and websites.”
Every prompt was sent to all three AI models word-for-word. Responses were analyzed for specific agent mentions, firm names, and recommendation context.
Overall Visibility Findings
Appearance Rate by Model Count
Out of the 50 agents tested, here is how many showed up in AI responses:
42 agents (84%) were completely absent from AI responses. Only 2 managed to appear across all three models — both Keller Williams affiliates.
How Each AI Model Sees the Market
AI models vary widely in which agents they surface. Here is how many of our 50 agents each model recognized:
ChatGPT was the broadest, surfacing 7 agents from our sample. Gemini recognized only 3, all Keller Williams teams that also appeared in ChatGPT. Claude mentioned 4, including Moreland Properties which no other model recognized.
Visibility Score Distribution
The score distribution reveals a sharp divide: the vast majority of agents have zero AI presence.
Most Visible Agents
Google Reviews Don't Translate to AI Visibility
Perhaps the most surprising finding: agents with the strongest Google presence aren't the ones AI platforms recommend. Online reputation and AI awareness operate on entirely different systems.
Multi-Model Disagreement
A critical finding: AI models disagree on which agents to recommend 100% of the time.
There is no unified “AI recommendation.” Each model surfaces a different mix of agents, meaning homebuyers using different AI tools are being pointed to different firms entirely.
Example: “Best real estate agents in Austin”
ChatGPT: Realty Austin Compass, JBGoodwin REALTORS®, Arant Real Estate Group | KW, Jaymes Willoughby Team, KW, Tower Realty Austin
Gemini: (no specific agents named)
Claude: Moreland Properties, Inc
Only 2 agents from our sample appeared across all three models, both Keller Williams teams. ChatGPT named the most agents, while Gemini offered none independently. This underscores why testing across multiple models matters.

Across all responses, we identified 40 unique agents and firms mentioned by at least one AI model. Yet AI heavily concentrates its recommendations on a handful of well-known national brands.
Most Frequently Recommended Firms
AI strongly favors national franchise brands like Keller Williams and Compass. Independent brokerages and boutique firms are either mentioned sparingly or missed entirely. The gap between visible and invisible agents is substantial.
AI’s Narrow Lens
According to the Austin Board of Realtors, there are approximately 12,000 licensed real estate agents in the Austin metro area. Across all 450 AI responses in this study, the models collectively referenced just 40 unique agent or firm names.
AI models recognize roughly 0.3% of the actual market. Even among the 40 agents AI does name, the same brands recur while most are mentioned once. The remaining 11,960 agents in Austin are entirely off AI’s radar.
What This Means for Austin Real Estate Agents
The data paints a clear picture:
- AI is influencing buyer decisions. Homebuyers increasingly turn to AI for agent recommendations. The agents AI surfaces gain an edge in discovery before clients even begin their search.
- Absence means missed opportunities. 84% of agents in this study are invisible to AI. That's a growing channel where your competitors may already have a presence.
- No single model tells the whole story. With 100% disagreement, checking one AI tool gives an incomplete picture. Your visibility can differ drastically across platforms.
- National brands dominate AI awareness. Keller Williams affiliates accounted for the top 3 most-visible practices. Independent agents face a steeper climb for AI recognition.
- Visibility shifts over time. AI models update regularly. An agent visible today may vanish next quarter. Continuous monitoring is the only reliable approach.
This report does not prescribe optimization strategies or promise AI placement. No reliable method exists to guarantee AI recommendations. But understanding where you stand, and tracking how that changes, is the foundation for an informed strategy.
